Public Meeting: Nebraska Affordable Housing Program Grant

NOTICE IS HEREBY GIVEN that at 3:00 pm on Tuesday, April 24, 2018, at 1701 N 24th St., Omaha, Habitat for Humanity of Omaha, Inc., will hold a public meeting concerning applications to the Department of Economic Development for Nebraska Affordable Housing Program Grant. This grant is available for local affordable housing activities.

The project areas will be generally located in the Kountze Park and surrounding neighborhoods roughly bounded by N 24th Street to N 16th Street, between Sahler and Pratt; the Adams Park neighborhood, roughly bounded by 42nd St to 30th St between Sprague and Bedford, as well as in the Deer Park area of South Omaha, bounded between Hwy75 to the Missouri River between interstate 80 and Martha St, and other scattered site locations in North and South Omaha, East of 72nd St. All of the requested NAHTF funds will benefit low- and moderate-income persons by providing affordable homeownership or home repair opportunities. No displacement of residents will occur as a result of any of the activities funded. Habitat for Humanity of Omaha Inc. (HFHO) is requesting funding for the following four projects:

  • 2018 New Construction Project will include new construction of 19 single family residential units and will include activities such as site preparation, construction of new residential units, and conveyance of property with low-interest loans to qualified buyers. To complete this project, HFHO is requesting $593,750 of NAHTF funding to be utilized entirely on hard construction costs, and will also contribute $2,926,076 of funding from private sources, grant sources, and retail revenues for acquisition, blighted home demolition, and hard costs of residential construction units for a total project cost of $3,519,826
  • 2018 Housing Rehabilitation Project will include the purchase and rehabilitation of 16 single family residential units and will include activities such as site, grade and concrete rehabilitation, rehabilitation activities on residential units and conveyance of property with low-interest loans to qualified buyers. To complete this project, HFHO is requesting $500,000 of NAHTF funding to be utilized for house acquisition and rehabilitation expenses, and will also contribute $2,256,064 of funding from private sources, grant sources, and retail revenues for acquisition and hard costs of residential rehabilitation units for a total project cost of $2,756,064.
  • 2018 Owner-Occupied Rehabilitation Project will include the rehabilitation of 30 Owner-Occupied single-family residential units and will include activities such as site, grade and concrete rehabilitation, deconstruction to facilitate rehabilitation and hard costs of residential rehabilitation of existing housing stock. Habitat finances the rehabilitation costs by providing no-interest loans to qualified homeowners for the rehabilitation projects. To complete this project, HFHO is requesting $450,000 of NAHTF funding to be utilized entirely on rehabilitation costs, and will also contribute $250,110 of funding from private sources, grant sources and retail revenues for rehabilitation for a total project cost of $700,110.
  • 2018 General Operating Assistance funding is requested to support General Operations to fulfill HFHO’s Program Goals for 2018/2019. To complete this project, HFHO is requesting $40,000 of NAHTF funding over two years and will also contribute $960,000 of funding from private funding sources, grant sources and retail revenues for a total project cost of $1,000,000. All portions of the NAHTF funding will be utilized for Organizational Operating.

This grant application will be available for public review at 1701 N 24th St during the meeting. All interested parties are invited to attend this public meeting at which time you will be given the opportunity to be heard regarding the grant applications. Written testimony will also be accepted at the public meeting scheduled for 3 pm April 24, 2018 in the Meeting Center at the HFHO office.
